By using what was already there we made the project financially feasible for the client
An existing 2-story 22 unit apartment building located next to Western Washingston University had opportunity to add more units given the site’s allowable density. Rather than clear the site and start from scratch, the existing parking and 2-story building remained in place with 2 additional stories added above. By using what was already there we made the project financially feasible for the client, maintained a buffer to the adjacent wetland and wildlife corridor to the West of the site, and enchanced the existing residential units already in place.
The residential units on the first and second floors are a mix of 1 and 2-bedroom units. The new units are mostly 4-bedroom units. So while only gaining 11 more units and a roof top deck in the addition, the bedroom-count was more than doubled. These project renovations help to maintain urban density, and add a bit of vibrancy to the neighborhood, which in turn lends to a more vibrant community.
