By using what was already there we made the project financially feasible for the client

An existing 2-story 22 unit apartment building located next to Western Washingston University had opportunity to add more units given the site’s allowable density. Rather than clear the site and start from scratch, the existing parking and 2-story building remained in place with 2 additional stories added above. By using what was already there we made the project financially feasible for the client, maintained a buffer to the adjacent wetland and wildlife corridor to the West of the site, and enchanced the existing residential units already in place.

The residential units on the first and second floors are a mix of 1 and 2-bedroom units. The new units are mostly 4-bedroom units. So while only gaining 11 more units and a roof top deck in the addition, the bedroom-count was more than doubled. These project renovations help to maintain urban density, and add a bit of vibrancy to the neighborhood, which in turn lends to a more vibrant community.

Special planning and engineering was required for this apartment/retail building

An endeavor in engineering, the available site had very unstable soil, requiring the building to be built on piles with foam blocks and a floating mat slab. Two separate buildings contain retail on the ground floor and apartments above. A variety of unit types are provided with both townhouses and flats with 2-3 bedrooms.

Saving Lummi heritage

The purpose of this project was to provide an educational environment for Lummi natives to learn more about their rich cultural heritage.

The building includes interactive classrooms for cooking, basket weaving, and language. This space has boosted civic pride and brought cultural awareness to the Lummi tribe. Natural light and air flows throughout the building with operable clerestory windows.

Beach-front Remodel

Our client was surprised at how much we could do despite the small size of their site

The remodel of this existing A-frame cabin with a previous addition and carport was limited to the original footprint by site constraints. The carport became a 1-car garage with a room added above it, while the rest of the house was transformed into a cape-cod style residence. The house was redone on a modest budget, with the owners doing some of the work themselves.

A blending of function and whimsy

Great attention to detail was given to the design of this tudor-craftsman style home. Driven by the personalities and hobbies of the homeowners, the basement design has a room specific to brewing beer as well as an artist studio. The walls on the lower level are thicker than needed to give a feeling of permanence. From the upper floor, spectacular views overlook Bellingham Bay below.
